Please remove "Match Existing Grade" and replace with a note that all driveway approaches must be built in accordance with detail 706 and that the existing grades may need to be reworked to accommodate this. [1/25/08] See redlines for comments that apply to all P&P sheets. Driveways are labeled with "match existing grade", however, the HP must be at the PL as we do not want drainage from the street flowing into the private properties. Perhaps adding an additional note to this affect plus the fact that drive approaches may need to be reworked to achieve this. Based on the recommendations of the report, please provide evidence from the Colorado Department of Public Health and Environment that the levels found within the site are acceptable for the proposed development. (10/5/07] As a condition of approval, this development was to provide evidence of a soils report evaluating the presence of soil contaminants on the subject property. This information was not received within the submitted soils report or by separate document. [10/5/07] The hearing officer placed a condition on the approval of the Project Development Plan (PDP) that states: "The Applicant shall submit evidence of a soils report in conjunction with the Final Plan evaluating the presence of soil contaminants on the subject property." The soils report submitted with the Final Plan does not appear to address this condition of PDP approval. A revised soils report, clearly addressing the condition, must be submitted for review. It is in response to a Landscape Plan dated 09/04/07 that was with the original Final Plan submittal. Was a red - lined Landscape Plan (by Current Planning) with the 09/04/07 date included in the packet sent to the Applicant with the Staff comment letter dated 10/05/07? If it was, why was that red -lined plan not returned with the current revisions?
