Private drive streetlighting will be provided by the developer/ builder. Number: 2 Created: 7 / 30 / 2007 [7/30/07] We'll need to coordinate transformer locations that are within 10' of a paved surface. A preliminary design has been done and we'd be happy to work with the developer to see if the proposed locations will work. Please contact Janet McTague at 224-6154. Number: 3 Created: 7 / 30 / 2007 [7/30/07] Electric meters will be banked on one wall. Please provide separation from electric meters and gas meters. Number: 4 Created: 7 / 30 / 2007 [7/30/071 If necessary, any relocation of the existing electric facilities in the area will be an additional developer expense. Department: PFA Issue Contact: Carie Dann Topic: Fire Number: 5 Created: 7 / 31 / 2007 [7/31/071 FIRE DEPARTMENT CONNECTIONS: The FDC for the sprinkler systems shall be easily accessible from the public street or, in the instances of Buildings E and F, from the private drive. The fire line supplying the sprinklers is required to be a minimum diameter of 6 inches, unless hydraulic calculations can show a smaller line can supply the sprinklers. Number: 6 Created: 7 / 31 / 2007 [7/31/071 KNOX BOX REQUIRED: Poudre Fire Authority requires a "Knox Box" to be mounted on the front of every new building equipped with a required fire sprinkler system or fire alarm system. 97UFC 902.4; PFA BUREAU POLICY 88-20 Number: 7 Created: 7 / 31 / 2007 [7/31/07] EMERGENCY ACCESS: Because buildings E and F, and possibly Building D, are considered out of access for emergency vehicles, if the buildings are not equipped with automatic fire sprinklers, the private drive providing access to these buildings shall be dedicated on the plat as an Emergency Access Easement and shall meet minimum requirements for the fire lane. Page 4 Number: 21 Created: 8 / 2 / 2007 [8/2/07] We will need to do a new development agreement since the legal will change. I have included an informational sheet for the Development Agreement that I need filled out and returned. Number: 22 Created: 8 / 2 / 2007 [8/2/07] Please label the buildings on the utility plans (A, B, C...) Number: 23 Created: 8 / 2 / 2007 [8/2/07] Need to show the ramp on the west side of Ziegler Road at Fossil Lake Place. This ramp will need to be built with this project if it doesn't exist. Make sure it is labeled as being installed. Number: 24 Created: 8 / 2 / 2007 [8/2/07] The plans need some work to meet the City scanning requirements. Have places where text are over lines and can not read the text. Number: 25 Created: 8 / 2 / 2007 [8/2/07] See redlines for additional comments. Topic: Plat Number: 9 Created: 8 / 2 / 2007 [8/2/07] Missing the Public Service easements that were previously on the plat. Number: 10 Created: 8 / 2 / 2007 [8/2/07] Need to place a note on the plat indicating what prior easements are being vacated. Currently the plat states that this plat is subject to all prior and existing easements. This means that you will have probably have some easements that will be under your new building envelopes. If you make a statement that all prior easements are to be vacated and rededicated with this plat you will need to have Public Service and the Irrigation company sign the plat to reaccept the new easements being dedicated to them. Number: 11 Created: 8 / 2 / 2007 [8/2/07] Technical Services Comments: 1. Boundaries close. 2. The plat should be named Fossil Lake Fourth Filing, 1st Replat 3. Minor text line problem, see redlines. 4. Identify on the plat how the streets were dedicated. Page 3 Department: Engineering Issue Contact: Sheri Langenberger Topic: General Number: 12 Created: 8 / 2 / 2007 [8/2/07] Need to better identify the phasing that is proposed. Label them at Phase 1 and Phase 2. The phase line needs to be behind the row line as both sides of the sidewalk will need to be built when the road is constructed. Number: 13 Created: 8 / 2 / 2007 [8/2/07] Is the grading to be phased? Number: 14 Created: 8 / 2 / 2007 [8/2/07] Show the utilities as they exist now. Part of the waterline and the northern fire hydrant is already installed. Number: 15 Created: 8 / 2 / 2007 [8/2/07] If it is okay with the district it would be in your best interest if you can move the northern sewer manhole south onto this property. That way you would not have to repave the roadway to the north. Number: 16 Created: 8 / 2 / 2007 [8/2/07] The Plank plans indicate that the curb return and pan for Fossil Lake Place exists. If this is true please show this as existing on the plans. If it is existing will it need to be reconstructed due to the extension of the waterline into the site? Number: 17 Created: 8 / 2 / 2007 [8/2/07] Need to show the emergency access road that exists on the plans. The developer will need to work with Poudre Fire Authority during construction to make sure that adequate access is maintained to the northern property during construction. Number: 18 Created: 8 / 2 / 2007 [8/2/07] Revise the plans to show that you will be connecting into the street to the north rather than ending the road with barricades. Identify that the roadway and sidewalks are to be tied into existing improvements and show the actual off -site grades of the roadway to the north (50 ft is all that is needed since it ties to existing). Number: 19 Created: 8/ 2 / 2007 [8/2/07] Need to provide current sidewalk ramp details. Number: 20 Created: 8 / 2 / 2007 [8/2/07] All plans (utility, site landscape and plat) need to have the same title.
