July 10, 2007 Planning and Zoning Department Engineering Department City of Fort Collins RE: Minor Amendment and Replat Fossil Lake Condominiums Fort Collins, Colorado To Whom It May Concern: This letter is to briefly outline the general intent of this project. The original PDP/FCP for this project was completed and approved in 2003-2004. The basic changes to the original site plan include enlarging the building envelopes to allow for slightly larger units and making minor changes to how the units sit on the site. The larger units were necessary, in part, to allow the project to meet the new state law requiring a minimum number of handicapped accessible units. The parking area on the east side was changed from having two drive aisles with parking in the middle to a double -loaded single drive aisle. Buildings A & B on the east side of Dripping Rock Lane were mirrored and spread apart to create a central courtyard. The public street right-of-way and private drive access points onto the public streets did not change, nor did the overall unit count of eighty (80). Based on discussions with Ted Shepard, it was determined that a minor amendment with a replat was the necessary requirements for resubmittal. Sincerely, ALLER•LINGLE ARCHITECTS P.C. Bradley A.
