The property's use is permitted as a light industrial use in the HC zoning district. The only adjoining properties not within the HC zoning district are to the north and are located in the Residential Low -Density (R-L) and Urban Estate (UE) zoning districts. There have been several City project reviews/approval as Planned Unit Developments (PUDs), Planned Development Projects (PDPs) and minor amendments to these.
