Gentlemen:
On June 9, 1998, we visually observed the excavation at Lot 49, Coventry, (4719 McGraw Circle),
a subdivision'of Fort Collins, Colorado. The purpose of this observation was to verify that the
subsurface conditions encountered in the excavation are generally consistent with those outlined in
the soils report performed by Foundation & Soils Engineering Inc., Job No. 2250-10-01-01, dated
July 10, 1995. This letter is not intended to be a summary of the soils report and does not meet the
disclosure requirements of Colorado Senate Bill 13, 6-6.5-101.
The subsurface conditions exposed in the excavation appeared to be generally consistent with those
described in the above referenced soils report, which recommends a drilled pier type foundation
system for these subsurface conditions. No water was encountered to a depth of approximately five
(5) feet.
We recommend that damp -proofing be installed at the foundation walls for all below grade, habitable
living areas per 1991 UBC Section 2915.
It is our opinion that a perimeter drain is required for this structure.
