This letter shall serve as notice that an inspection of this address was recently performed, the purpose of which was to verify compliance with the Non -Owner Occupied Housing Standard, Fort Collins City Code Chapter 5 Article VI Division 2 (Rental Housing Code), and Subdivision D Section 5-301(7) (Substandard Buildings)as adopted by the City, which states in part: "Any building or portion including any dwelling unit, guestroom or suite of rooms, or the premises on which the same is located, in which there exists any condition which causes the structural members, spaces within walls, attics, floors and similar areas or any other interior space in a building to be subjected to intrusion of the weather, to an extent that endangers the life, limb, health, property, safety or welfare of the public or the occupants shall be deemed and hereby is declared to be a substandard building. " The inspection of the exterior of the buildings determined many items that need to be repaired in order for this property to be in compliance with the standards listed above, including: ■ 610 Stover- Building 1-2: 1. Downspouts missing on front porch cover. 2. Missing / broken siding. 610 Stover - Building 3-4: 1. Downspouts missing on front porch cover. 2. Water from a leaking gutter has rotted out window trim on two windows. 3. Vent caps on gas appliance chimneys are missing. 4. Missing / broken siding. 610 Stover - Building 5-6: 1. Downspouts missing on front porch cover. 2. Gas pipe needs to be anchored to wall. 3. Missing downspout on rear gutter, causing siding to rot. 4. Large areas of missing siding on east side of building. 2. Large areas of plywood sheathing are exposed and delaminated. 3. Missing / broken siding in other areas. 4. Rotted / missing brick molding trim on garage doors. 5. Broken glazing on rear entry door. 612 Stover - Building 1-2: 1. Downspouts missing on front porch cover. 2. Overhead gas line not supported or anchored. 3. Missing fascia board along eve on south side. 4. Rotted exterior window trim. 5. Exterior window trim pulling away from structure. 6. Missing / broken siding. ■ 612 Stover - Building 3-7: 1. Rotted exterior window trim. 2. Missing / broken siding. ■ 612 Stover - Building 5-6: 1. Window frame and trim rotted. 2. Missing / broken siding. ■ 612 Stover - Front Building: 1. Rear entry door steps broken and dilapidated. 2. Large hole in siding. The above mentioned items are considered general maintenance and shall be repaired within 30 days of the date of this notice. You are required to schedule with me an inspection, in accordance with the Uniform Building Code Section 104.2.3 "Right of Entry as adopted by the City, to verify compliance with this order and to inspect all work performed. Failure to comply with this order will result in a summons to appear in Municipal Court where fines of up to $1000.00 per day can be assessed. Be advised that any person having any record title or legal interest in the building may appeal from the notice and order or any action of the Building Official to the Building Review Board, provided the appeal is made in writing as provided in this Code, and filed with the Building Official within 30 days from the date of service of such notice and order; and that failure to appeal will constitute a waiver of all right to an administrative hearing and determination of the matter.
