This letter shall serve as notice that an inspection of this address was performed on 4/6/09 the
purpose of which was to verify compliance with the International Property Maintenance Code
(Rental Housing Code) as adopted by the City
The inspection determined items that are out of compliance with the Rental Housing Code that
need to be corrected
• Front door missing strike plate for lock set
• Front screen door broken
• Rear door has broken yimb inissing strike plate cannot be secured and is not sealed to
prevent weather intrusion
• All windows must have locking devices
• All windows must have screens
• Burners on kitchen stove are inoperable
• Electric baseboard heater in dining room is missing knob — cannot he adjusted
• Bathroom must have operable window or an exhaust fan
• Bathroom electrical outlets must be GFCI protected
• All kitchen electrical outlets must be GFCI protected
• ElectriLdl outlets in kitchen have open grounds
• Switches and outlets in living room are missing cover plates
• Ceiling light about kitchen sink must be re -attached
• Utility panel to dishwasher is missing — exposed wiring
• Missing batteries in smoke detectors
• Smoke detectors required in eaLh bedroom and in the area outside of the bedrooms
• Carbon monoxide detector required

The abose mentioned items are considered general maintenance and shall be repaired within 30
days of the d ite of this notice All electrical work must he performed by a City licensed
electrical contractor, and documentation from the contractor, such as an invoice or letter,
will be required
You are required to schedule with me an inspection within 30 days of the date of this notice to
),erify compliance with this order and to inspect all work performed Failure to comply with this
order will result in a summons to appear in Municipal Court where fines of up to $1000 00 per
day can be assessed
Me City has also determined that your property has been Lonverted to a duplex The Larimer
County assessor s office lists your property as single family The City has no records of the
property being converted from single family to multi family and thus considers your property to
be an unrecorded dwelling
The Fort Collins City Council is currently developing a process by which owners of unrecorded
dwellings can get their properties inspected and properly recorded with the City Thus you are
required to schedule with me an inspection of the basement dwelling (827 E Laurel) within 30
days of the date of this notice to verify compliance with the International Property Maintenance
Code
Be advised that any person having any reLord title or legal interest in the building may appeal
from thL notice and order or any action of the Building Official to the Building Review Board
provided the appeal is made in writing as provided in this Code and filed with the Building
Official within 10 days from the date of service of such notice and order and that failure to
appeal will constitute a w uver of all right to an admimslratise hearing and determination of the
