Subject: Remodel plans for 900 Garfield and improved roof support.
The roof on this dwelling was built with typical rafter/ceiling joist with a low pitch roof, sadly inadequate in
the original design. Previous owners in recent years have added various support elements. The present
remodel is addressing the problem and correcting it:
An LVL beam has been added to support the roof/ceiling at the center of the house. The beam over the
kitchen/living-room is designed for a maximum span of 18 feet. The column and end supports are properly
completed and the roof/ceilmg framing is adequately supported to the beam. The beam spans from the
stairway to a column at about midpoint, and on to the hall wall at the west end. Bearing on the fireplace is
not required. The center support column bears over an original basement column and is properly blocked iin
the floor space. The west support column bears over a basement doorway, this load is tranfered to columns
either side of the door by the existing floor beam.
An LVL beam has also been installed to support the garage roof/cedmg, the bearing is on stud columns in
the existing walls that bear on foundation walls. The original 2x 12 beam in the garage was never adequate
for the load and span.
The total loads to the foundation elements remain unchanged.
I have inspected the completed installation of the beams and hereby certify that it is adequately constructed
to meet the 30 psf snow and 100 mph wind required for the site.
