It is an end unit, a ranch style unit, the south end of a four unit east facing building. "Front" entrance on end units are on a side elevation, in this case the right side which faces south. The original inspection was completed on 3 January 2005 but blanket foundation (interior) on the exterior walls was not yet installed. A reinspection was completed on this date after the foundation insulation was installed. The slope of the land allows for a walk -out basement. Basement is full frame at rear elevation, partial/stepped on right elevation. Subject has Lennox Elite series closed combustion furnace, model GS51MP48C-090-02 and Rheem 50-gallon water heater, model 21 V50-4. The unit has central air conditioning and a radon system. Windows were Low-E except for the below grade windows installed by the foundation contractor. Above grade basement windows are Low-E. Basement is mostly finished square footage via framing out and installing fiberglass batt insulation in finished walls but also has adequate vinyl faced fiberglass batt insulation to the portions that are unheated, i.e. ambient and/or garage. Garage is side load, is drywalled, taped, and has a window to front elevation, with the attic access. This unit is substantially built to the plans and specifications and meets the Fort Collins' Energy Code. Please do not withhold issuance of the certificate of occupancy (CO) for non-compliance with the Energy Code.
