Collins, Colorado 80525-3354 Re: Lots 110 - 113, Harmony Ridge P.U.D.; Fort Collins, Colorado 4721 Dusty Sage Loop Dear Mr. Rutt, Shear Engineering Corporation conducted foundation excavation observations for the above referenced address on Thursday, February 26, 2004, and Friday, February 27, 2004. The soils noted at the bottom of the upper garage footing excavation consist primarily of silty, sandy clay. The soils noted at the bottom of the basement excavation consist primarily of sand and gravel. The soils noted at the bottom of the walkout excavation consist of engineered fill material. Earth Engineering Consultants provided compaction testing of this material during site work fill placement operations. Copies of these compaction test results (EEC project number 1044010; report dated March 11, 2004) are attached for your reference. It is noted that the geotechnical investigation report for Harmony Ridge P.U.D. was prepared prior to subdivision fill placement. Earth Engineering Consultants noted the soil conditions below the fill material in their geotechnical investigation report for Harmony Ridge P.U.D. titled "Subsurface Exploration Report, Harmony Ridge P.U.D., Fort Collins, Colorado"; EEC project number 1972027; report dated May 5, 1997. Boring Logs B-9 and B-12 were the nearest borings taken to this site. Boring Log B-9 indicated sandy, silty, lean clay to a depth of one foot (1), underlain by sand with gravel to a depth of nine and one half feet (9.5'), underlain by sand and gravel to a depth of ten feet (10% underlain by highly weathered claystone to a depth of twenty-one feet (21), the bottom of the boring. Boring Log B-12 indicated silty clay with gravel to a depth of two feet (T), underlain by silty, clayey sand to a depth of nine feet (9% underlain by sand to a depth of fifteen feet (15), underlain by highly weathered claystone to a depth of twenty-one feet (21'), the bottom of the boring. This lot is suitable for a spread footing foundation system as recommended in the geotechnical investigation report. The foundation plan for the proposed residence prepared by Shear Engineering Corporation, dated August 2003, was used. Footings were designed for a maximum allowable bearing capacity of2,500 pounds per square foot (dead load plus full live load) and a minimum dead load of 500 pounds per square foot according to the recommendations of the geotechnical investigation report noted. Shear Engineering Corporation was present on Monday, March 8, 2004, and Thursday, March 11, 2004, for foundation wall reinforcing observations. Footing formwork and reinforcing were installed in substantial conformance to the foundation plan. Foundation wall reinforcing was installed in substantial conformance to the foundation plan. Shear Engineering Corporation was present on Tuesday, March 23, 2004, for a perimeter drain installation and foundation wail dampproofing observation. The perimeter drain installation was completed in substantial conformance to the notes and details shown on the foundation plan. Dampproofing (DECO 20) was applied to the exterior face of concrete basement walls that retain earth and enclose habitable space. The dampproofing was applied from the top of the footing to the assumed finished grade elevation. Groundwater was not evident in the basement excavation. Waterproofing is not required. A foundation drain system is required. A sump pit, located in the basement, is recommended as a secondary drain outfall.
