FROM: Jim Evenson, Energy Score rater, phone 484-3531, fax 490-2925, email evenson@frii.com RE: Energy Code Final Inspection on 1133 St. Croix Place, Fort Collins, CO (SFR) This rater completed a from -plans rating on James Company's on 2401 stock plan, rating revised in 23 July 2001. Plan has cement foundation (not structural subfloor) with egress -sized windows in the basement. Subject is on a North facing lot, garage right. Subject has State Select water heater, model PR675NRR5D (73 gallon!) and Lennox Elite Series G260Q4/5-125-6 furnace. The spec's required a 90% efficient furnace. This model is rated at 92% by GAMA. The hot water heater is only a 48% efficient model where the spec's call for a 57%. With the low efficiency of the water heater, the rating fell out of compliance with the City Energy Code (at least assuming the "from -plans" default infiltration rate of .45 air changes per hour. In order to comply with the Code, rater completed a blower door test on this date so that actual, rather than assumed/default infiltration rate for the home could be used. Subject was not totally finished at time of blower door. Carpets, electrical plates, and most plumbing fixtures still needed to be installed. The property also had an optional pet door. Still, actual infiltration was .23 air changes per hour at 50 Pascal's pressure, the City's standard. With this actual infiltration rate in lieu of the default rate, subject property's rating increase to the level where it complied with the Energy Code. Plan substantially was built to plans as specifications used by rater at completion of rating from plans. Please do not withhold issuance of the certificate of occupancy for reason of noncompliance with the Fort Collins Energy Code.
