To whom it may concern:
The property at 421 Stover Street in Fort Collins is located in the NCB (Neighborhood
Conservation Buffer) zoning district, a zone which allows residential and office uses.
According to City of Fort Collins records, the building at this location has been a duplex
use for some time. However, on May 29, 2003 the City of Fort Collins Zoning
Department approved a development application to change the use of the building.
Specifically, the approval authorized the main floor of the building to be converted from
a dwelling unit to an office, while the lower level remains as a dwelling unit. Such a
mixed use building is permitted in the NCB zone. A certificate of occupancy will be
issued upon completion of any work required to comply with applicable building codes
and upon the installation of three trees.
