HomeMy WebLinkAbout825 E LAUREL ST - CORRESPONDENCE - 6/16/2003C'nmmunity Planning and Environmental Services Building and Zoning Department City of Fort Collins June 16, 2003 Mr. Ralph Kiel 2741 Harvard Street Fort Collins, Colorado 80525 Reference: 825 East Laurel Street Fort Collins, Colorado 80525 Mr. Kiel, Recently I performed an inspection of the above referenced address, the purpose of which was to verify compliance with the City's Non -Owner Occupied Housing Standard. My inspection identified a number of issues that were not in compliance with the Standard and which were identified in an inspection back in 1996 and were to have been corrected. 1. Upstairs electric outlet left of kitchen sink shows an open ground. The tenants state that the lights flicker when the Dishwasher is turned on. 2. The basement does not have an independent source of heat, separate from the upstairs forced air system. 3. The basement bedroom windows have not been re -worked to provide for a minimum of 18"xl8" clear and openable in such a way as to be out of the way when trying to escape through. 4. The basement is in need of an electric smoke detector in the hall off the bedrooms. 5. The upstairs bathroom is required to have an exhaust fan connected to the outside since the window was recently removed. 6. There are no support posts for the front entrance porch cover to the upstairs. 7. Service the furnace as it is claimed that the furnace will not shut off. 8. The upstairs bathtub plumbing leaks into the basement bathroom. 9. The upstairs bathroom trap will not drain. 10. The downstairs bathroom faucet does not operate smoothly, I couldn't turn it on. 11. Provide electrical J-Box for wires above basement bathroom. It's clear to me that some of these items were addressed long ago and were not taken care of as directed. I now hereby order that you contact a City licensed electrical contractor and have the electrical system checked for flickering lights, open grounds, electric smoke detectors and separate heat source to the basement. Provide documentation that the upstairs bath fan is installed and vented to the outside and that furnace has been serviced by a licensed mechanical contractor and is operating safely and that the system serves one unit only with no cross over of units. At least one basement window in each basement bedroom is to be re -worked as noted above. If the windows can not be made to comply with 18"x18" clear opening, then you are required to obtain a permit with engineering provided to install new egress windows. 281 North College Avenue • P.O.
