Gentlemen:
We have investigated the open excavation at Lots 3&4, Oakridge Village P. U.D., Eleventh
Filing, a subdivision of Fort Collins, Colorado.
The subject excavation was observed on October 20, 1999. The exposed soil in the
excavation is consistent with the soil type identified in the Geotechnical report performed
by Landmark Engineering Ltd., Project No. PARH-8J2D-03 709 dated October 30, 1998.
In our opinion, the design parameters for continuous spread footings, identified in the
Geotechnical report could be used to design this foundation. No water was encountered
to a depth of 3.0 feet. However, site grading and drainage conditions may warrant the
installation of a foundation subdrain system. The design of foundation elements and
subdrain systems are beyond the scope of Landmark Engineering Ltd 's involvement in this
project..
