Dear Mr. Watson:
On March 26 and March 27, 20 2, we visually observed the excavation at Lot 88, The Ponds at
Overland Trail, (1439 Catalpa , a subdivision of Fort Collins, Colorado. The purpose of this
observation was to verify that the subsurface conditions encountered in the excavation are
generally consistent with those outlined in the soils report performed by Scott, Cox & Associates,

At the time of our observation, the excavation had been mostly completed. A portion of the
garage level excavation revealed slightly moist, very sandy clay with silt. The basement level
excavation revealed moist limestone bedrock strata. The garage area and a portion of the
basement excavation was being over excavated to the limestone bedrock strata. We recommend
washed

These subsurface conditions exposed in the excavation appeared to be generally consistent with
those described in the above referenced soils report, which recommends a balanced spread
footing type foundation system for these subsurface conditions. It is our opinion that an exterior
perimeter drain is required for this structure and should be installed as specified in the above
referenced soils report. We recommend that damp -proofing be installed at the foundation walls
for all below grade, habitable living areas per UBC. All other recommendations provided in the
original report, which are applicable, should be adhered to.
