I am writing this letter as clarification of the plumbing for the garage areas for this
building which you reviewed the rough plumbing for today. When we talked I was at
home having lunch and did not have the plans in front of me and could not recall
completely the situation. It is the intention of the design that the plumbing for the trench
drains for the two separate garages is to be a combined drain and waste system.
This line that extends from the trench drains to the sand and oil separator. Walls
are not adjacent to the drain's installation. This part of the system is designed as per
allowed in Appendix B of the Code. It is not anticipated that large quantities or surge
releases of water will occur in this area.
The waste and trap are up sized to 4" and properly vented through the roof within
the spacing distances to meet the intention of the code. The trap will stay sufficiently full
to prevent sewer gases from backing into the space. To meet the tailpipe requirement a
plate reducing the opening to the area of a three inch diameter pipe will be added. This
plate will block the top one half of the 4" pipe opening. This reduces the cross sectional
area of a 4" to just a little less than the area of a 3' pipe. ( Area of 3" = 7.06 Sq. In.; Area
of 4" = 12.6 Sq. In.)
I did not specifically note that this line is a combination waste & vent line. No one
has ever noted that section to me and I will make sure that in such cases the drawings will
be so noted from this point on. Thank you for bringing this paragraph to my attention.
