The Larimer County assessor's office lists you as the owner of the above referenced address. This
letter is to inform you that I recently performed an inspection of this property, the purpose of
which was to determine compliance with the City's Non -Owner Occupied Housing Standard. I
have identified the following items as needing repair.
♦ The electrical system is a grounded system; all electrical outlets shall be of the 3 pronged
grounded type. Replace the kitchen 2 prong outlet with a grounded type receptacle.
♦ One electrical outlet in the N/W bedroom shows an "open ground" when tested. A Licensed
electrical contractor will need to repair this outlet and re -check the entire electrical system
with certification back to me that the system is correct.
♦ The upstairs bathroom electrical outlet is broken. Replace outlet with a GFCI type receptacle
♦ Provide stair handrails at all stairways.
♦ Replace broken window glass in the living room.
♦ Provide me with a receipt from a mechanical contractor, licensed with the City, that shows
that the heating system and water heater have been serviced within the past 6 months and are
operating safely.
♦ Verify that all emergency escape "egress" windows are operating properly. Egress windows
shall open easily and smoothly without the use of keys or special knowledge.
These items are considered as general maintenance and are to be corrected within 30 days of
receipt of this letter. Please notify me when items are corrected.
