Attention: Mr. Jim Reich
In response to the City of Ft. Collins' reference to U.B.C. Section
2515 concerning the support of the precast concrete balconies on wood
beams, it is our belief that the structural design follows the intent
of the code insofar as the precast concrete slab members are no more
than 4 inches thick, are well reinforced, and are contained within
relatively small areas, the largest being 8 ft. x 12 ft., with pre-
cast concrete spans no greater than 6 ft. and glue lam beam spans
no greater than 11 ft.
The glue -lam members supporting the balconies and stair landings are
designed to support the full dead load of the balconies and stairs
plus a uniform live load of 60 lbs, per sq. ft. for the balconies
and 100 lbs. per sq. ft, for the stairs. Special consideration was
given to the affects of long-term deflection, shrinkage, and creep
of the glue -lam members. The glue -lam members are designed for a
total dead load deflection of 1/500.
Because the precast concrete slabs contain almost twice the rein-
forcing required for normal temperature and shrinkage reinforcing,
we believe the precast concrete will provide a much more reliable
long term satisfactory performance than an equivalent 4" thick
concrete topping.
