RE: PACEMembership Warehouse

Dear Felix:
In speaking with Peter Barnes in regards to the referenced
property, he indicated I would need to contact you to receive
verification that the property is in compliance with the building
codes and ordinances of the City of Fort Collins.
Vie represent a prospective lender for the property and one of the
requirements is to verify compliance with building codes and
ordinances. We have received a Certificate of Occupancy from the
borrower, however, we would like a statement from the City that
the C of O indicates the improvements are in conformance with
city building codes and ordinances. Peter indicated that infor-
mation is stated on the C of O, nevertheless, the lender would
like a letter from the City as well.
Please provide a verification of compliance with building codes
andordinanceson the_referenced-property--to- the- following:

AD&C Group, Inc. was retained by Vaught Frye Architects as structural
consultants for the design and construction of the new Pace Warehouse
Store, currently being constructed at the site by Wincek Constructlon
Company. Structural drawings were submitted to the department for per-
mit, bearing the seal and signature of Ronald N. Frlckel. During the
course of construction, AD&C Group, Inc. personnel made periodic site
observations, to observe the construction progress and quality of the
work and to determine whether the items observed were In general
conformance with the design Intent of the construction documents. Our
findings were reported in the.form of inspection memos addressed to the
Architect for distribution and are on file for your information, if
needed. Approximately 70% of the site cast tilt -up wall panels were
observed prior to pouring for reinforcing placement, forming construc-
tion, and weld plate installation. We also observed the wall panel
connections to the foundation and to adjacent panels after erection.
items observed at the time of our observation which required additional
or corrective work were noted.
