The following information is a summary of our response to the plan
review report for PACE Membership Warehouse, Fort Collins, Colorado
prepared by Tyree Associates based on subsequent meeting with.
BUILDING CODE COMMENTS
B-1 Attached is a copy of the site development grading/pavement
plan being used to construct all site improvements.
B-2 Door 34 opens to a paved loading area. Re: Development
Grading/Pavement Plan.
B-3 All landings are at the same elevation as the interior slab
with 1/4" per foot slope away from the door.
B-4 See attached Rack/Equipment Plan,
B-5 The handicap water fountain shall have a spout height within
33" of floor.
B-6 An administration change has been applied for the Harmony
Market P.U.D. preliminary and Phase One Final to allow
unlimited area as defined by Section 506.b of the U.B.C..
See attached drawings.
B-7 Refer to B-6.
B-8 The guardrail on Sheet A4 is as a loading dock area not
accessible to the public.
B-9 See attached cut sheet.
B-10 A roof overflow opening "10 x 18" will be installed 2" above
and adjacent to the main scupper location. See attached.

B-11 We have provided the City of Fort Collins with signed and
stamped drawing sets.
B-12 A copy of the proposed door will be forwarded to verify
compliance.
B-13 Sprinkler system drawings must be submitted to the Poudre
Fire Authority by sprinkler subcontractor prior to
construction.
B-14 Refer to B-6.
STRUCTURAL COMMENTS
S-1 We have provided the City of Fort Collins with signed and
stamped drawings.
S-2 This requirement is a condition of the contract and will be
accomplished prior to installation of foundations.
S-3 The structural engineer will inspect all site cast concrete
at appropriate stages. The contractor's shall notify the
Building Inspection office for inspection prior to placement
of concrete.
S-4 The structural engineer will provide the Building Inspection
office with a stamped letter of completion outlining
conformance with the intent of the contract documents.
S-6 No comment.
S-7 The steel stud framing around the office and restroom/lounge
area is braced with Joists at 24" o.c. per Detail 22/A6.
All Mechanical and plumbing code comments are responded to on the
attached letters from Clay & Associates, and the Ballard Group.
Also enclosed are two sets of specifications as you requested. If
you have any additional questions or comments please contact me.

2. The use of the improvements located on the property as a commercial
building is in compliance with such zoning and the approved planned
unit development plan for the project.
3. To the best of my knowledge, there is no record of any violation of any
zoning regulations relating to the property and/or the use of the
improvements located thereon.
