RE: City Park Nine Clubhouse and Maintenance Building
Project No. 8719
Dear Debra:
This: letter will serve to document our meeting of May 13, 1987, concerning building
code requirements for the above -referenced project. The following was discussed•

1. Occupancy classification for the entire clubhouse should be B-2; the meeting room LOAD
will not need to be classified as A-3. The pro shop area does not need to be
considered an assembly area when calculating the building's occupant load, but a
clear means of egress needs to be maintained through the area to the front door.
2. Occupancy classification for the new maintenance building can be B-2, with an H-4
(repair garages not classified as B-1) accessory use for welding and battery
storage areas. A separation of not less than 20'-0" from the clubhouse will be
required to avoid fire -rating the exterior wall. Debra will talk with Poudre Fire
Authority about the B-2 classification.
3, -Architect shall submit copy of structural analysis_ to Building Inspection at time
of building permit application for records.
4. Suggested having a masonry chimney inspector look at the chimney structure, but
did not see any reason it could not be used.
5. Mechanical room can be located off of the restroom vestibule as shown in the
preliminary design. HVAC units cannot exceed 400,000 BTU's each without a 1-hour
separation provided (existing units are 200,000 and 137,000 BTU respectively).
6. Roof material will need to be fire retardant.
7. Refer to 1985 UBC, Sections 3313 and 3314, for requirements for exit signage and
exit illumination.

8. Discussed the correspondence of April 17, 1986, from Felix Lee, Director of
Building Inspection, concerning the reduction in the design roof live load from 22
to 15 pounds per square foot. This will be confirmed by separate letter.
9. General: The entire clubhouse building will not have to be brought up to current
code standards since the building use is not changing, and the improvements are
esssentially a cosmetic face-lift.
This concludes my understanding of our meeting. If there are changes or additions,
please let me-knaa, aswewill be proceeding with -the project on this --basis.
