The soil exposed at the upper and lower footing levels consisted of sandy lean clay with gravel. These materials are similar to those encountered by Northern Colorado Geotech during our subsurface exploration at the site (Project No. 139-11, dated December 27, 2012). Based on our observations and the recommendations of the geotechnical engineering report, it is our opinion that the proposed residence may be supported by a spread footing foundation system. The foundation should be designed in accordance with the recommendations and specifications provided in the geotechnical engineering report. Groundwater or bedrock was not encountered within two feet of the lower footing level. 'However, as a precaution, we recommend the installation of an exterior perimeter drain around the lower level of the structure. The dewatering system should be constructed in accordance with recommendations of the geotechnical engineering report. Observations indicate the footing sizes and foundation steel reinforcement are in substantial accordance with the engineered foundation plan for the project by Weeks & Associates. Observations indicated a 4" diameter perforated pipe had been placed around the exterior perimeter of the basement foundation and sloped to the sump pit in the basement. The drainpipe installation is in substantial accordance with the perimeter drain recommendations for the project. In addition, the exterior of the basement foundation walls had been damproofed.
