Collins, Larimer County, Colorado ucar Dear Ms. Bryan, We have reviewed the beams at the site and performed the calculations necessary to provide you with the following recommendations for your use in the remodel of the above referenced residence. The structure is a two story residence with basement. You had indicated you wished to remove the wall that separates the kitchen and living room. You also indicated you wished to revise, to place a beam at the separation wall between the living room and front foyer. This location currently carries the stairs to the second floor. The following are our recommendations. All metal hangers and steel columns are to be installed in accordance with the manufacturer recommendations. For the wall between the living room and the front foyer that currently carries the stairs, the aplpr x�i to length is 9' 1 " from center of bearing to center of bearing. As an alternate, a 3 %2" diameter stable steel column can be used and should have lal load caring capacity of st 7,500 pounds- The end at the kitchen wall (to the East) will car this beam a e beam described below. Therefore, this beam will be required to be a 6" x 6" Do it #1 or better post that does not exceed 8' — 6" in length[ As an alternate, a 3 V2" diameter adjustable steel column can be use an s ou d have an axial load carrying capacity of at least 7,500 pounds. This beam will need to extend beyond the column approximately 4" to 6" to be able to carry the' beam below using a Simpson Strong Tie face mount hanger unless the concealed flange hangers are used. In addition, the stair stringers should be hung from the new beam using Simpson Strong Tie (or equal) LSSU28 or LSSU210 hangers. The wall between the kitchen and living room is approximately I I' — 9" in length. The second floor joists above the kitchen bear on this wall. However, the second floor joists over the living room bear on the center wall which supports the stairs. If, during the course of construction the joist direction is discovered to be oriented differently, please notify this office immediately. Therefore, based on this information, the wall can be replaced with two (2) — 1 3/4" x 9 `/2" LVL's that are glued and nailed together. The North or outside wall should fully bear on a minimum of three (3) - 2" x 4" Hem -Fir #2 or better studs.
