Dear Russ,
This letter is to verify that the structure at 9141Lake St. is designed to take a 30 psf live -load per local
building codes. The building was erected in 1974, and at that time the Fort Collins code was for 30 psf
live load.
The structure is designed with a dead level roof deck, and with 1.5" tall parapet walls. For design
purposes the most ponding water that can occur is 2" before the water will run out over the parapet walls.
2" of ponding water causes a 12.45 psf live load to occur, which is well below the designed 30 psf live
load. The roof has an ample amount of interior roof drains, each with its own drain leader and
downspout, so if one gets clogged, the others work independently. All of the roof drains would have to
get clogged before 2" of ponding could occur.
We feel that the roof has adequate drainage and the structure was designed to withstand the amount of
additional live load caused by any ponding that could occur. Please pass this along to the building
officials for their response.
Additionally, the roof manufacturer (Firestone Building Products, Inc.) had agreed to warrant the roof
installation for 10 years. if you have any questions or concerns please feel free to call me.
