Order to Repair Notice

Mr. Wendel,
The Larimer County assessor's office lists you as the owner of the above referenced address. This letter is
to inform you that a complaint has been filed with this office claiming that the roof has extensive leaks. A
City building inspector has confirmed that the roof does leak and that water is entering light fixtures and
pooling on the floor.
The 1997 Uniform Building Code Section 1503 as adopted by the City states: "Roofing shall be secured
or fastened to the supporting roof construction and shall provide weather protection for the building at the
roof. " Failure to maintain the roof system free from leaks constitutes a violation of this section.
This letter shall serve to notify you that the City is aware of the roof leaks and to order you to have the
roof system replaced or repaired as needed. Corrective measures; to be identified by a Fort Collins
licensed roofing contractor.
If the roof covering is to be replaced, a building permit shall be obtained through the Building
Services office, with replacement work completed and an inspection performed by the City within 30 days
of the date of this notice.
If the roof can be repaired, then within 30 days from the date of this notice, you shall provide a
certification from the licensed roofing contractor that the roof covering has been restored and that no
further leaks will occur.
Failure to comply with this order can result in the revocation of the Certificate of Occupancy for this
building and the ordering that all tenants vacate the property.
Please keep me informed as to the progress of correcting this roof.
