As requested we have reviewed the following framing items at the referenced project.
• The W10x30 second floor beam outlined on our plan may be replaced with a (2)-1
3/4 x 11 1/4 LVL beam added to the existing (2)-1 3/4 x 11 7/8 LVL beam. An
intermediate column is to be provided at approximately 15 1/2' from the east wall.
This point extends to the existing foundation wall below. Solid blocking should be
provided to the foundation at each end of the beam.
• The W10x26 second floor beam outlined on our plan may be replaced with a (3)-1
3/4 x 16" LVL beam. Provide a 4-2x6 post at the west end. The beam bears on the
header outlined on our plan at the east end.
• The garage door is to be changed to an 18' wide door. The header should be (3)-1
3/4 x 16" LVL with 3-2x6 trimmers each end.
