Box 270615 Fort Collins, Colorado 80527 RE: Lot 16, Whalers Cove (918 Sandy Cove Lane), Fort Collins, Colorado Gentlemen: We have visually observed the existing home at the above -referenced residence. This site was originally visited on April 23, 1998. Subsequently, plans were submitted to our office. A 24' x 14' addition is to be constructed to the back of the residence. This will require that a new foundation be constructed. It is likely that the existing foundation is spread footings. Since it is important to match the existing, we provisionally recommend a standard thirty (30) inch frost wall supported by 8" x 16" footings. Reinforcing in the wall will be two (2) #4's top and bottom. Four #4 bars of 2'-0" in length will be doweled a minimum of six (6) inches into the existing foundation, equally spaced vertically. A 23'-9" opening will be cut into the wall of the main floor. This will require a W 12x45 steel beam to support 34'-0" of tributary roof load and 8'-0" of tributary second floor load. A minimum of four (4) 2x4 studs supporting the beam are required at each end. We recommend that our firm perform an open hole inspection to verify soils conditions and existing foundation type.
