Dear Mr. Taylor:
Your property which is located at 913 E. Prospect in Fort Collins is in the
RP (planned residential) zoning district. This zone does not allow horse
boarding as a permitted use, however, based on your letter of November 24,
1987 and other documentation contained in the City Building Inspection
department records, the use is classified as a legal, nonconforming use.
This means that boarding of horses can continue as long as it is not aban-
doned for a period of twelve (12) consecutive months. The continuance of
the use can occur irrespective of the ownership of the property. Please be
advised also that the construction of any new building in connection with
the use, or the expansion of any existing building, such as a barn, would
require approval from the Planning and Zoning Board at a public hearing.
