RE: Evaluation of Preliminary Plan for the West Elizabeth -Foothills
Center.
The preliminary plan which you submitted for evaluation of February 2h,
1 1966, does not provide enough data for a thorough analysis of the off-street

parking. I understand that the toning proposed for this development is BP.
The zoning ordinance is silent on off-street parking for BP areas. In the

�� absence of other data, I have applied the parking criteria of BL zoning.
fI With BL zoning, one parking space for every 200 square feet of floor space
l is required. If one assumes that the building sites are one story, the pro-

_ posed shopping area is 26,180 square feet and will require provision of approx-
J imatel 131 y parking spaces. Without considering the useability of the parking

LJ spaces shown on the diagram, I can count only 84. Thus a deficiency of 47 � parking spaces is indicated. A hasty scaling of the proposal indicated that
a nine foot (91) stall width has been employed. In view of the location of this
development, it will probably be patronized by many women drivers. It also
appears safe to speculate that the larger building might be a supermarket. Both
of the foregoing considerations would indicate that the parking stall width should
be planned or, a ten foot (101) width to facilitate loading and parking. Without
architectural renderings, one cannot verify that maximum long range benefits and
the unicue features of the development site are preserved or enhanced or that the
area will, in fact, remain in harmony with the surrounding neighborhood. bne of
the dominant features of the area, the view of the foothills to the west, has not
been exploited thru orientation although there may be valid reasons for not doing no.
