HomeMy WebLinkAbout4367 WESTBURY DR - SPECIAL INSPECTIONS - 1/28/2000SCOTT, COX & ASSOCIATES, INC. consulting engineers January 28, 2000 Bronsert Construction 3050 Bomar Avenue Loveland, Colorado 80537 Project No:1092-74-02-02 Gentlemen: On January 24, 2000, we visually observed the excavation at Lot 29, Westbury P.U.D. 2nd Filing, (4367 Westbury Drive ), a subdivision of Fort Collins, Colorado. The purpose of this observation was to verify that the subsurface conditions encountered in the excavation are generally consistent with those outlined in the soils report performed by Empire Laboratories, Inc. Job No 20955035, dated March 17, 1995. This letter is not intended to be a summary of the soils report and does not meet the disclosure requirements of Colorado Senate Bill 13, 6-6.5-101. At the time of our inspection, the excavation had been mostly completed. The garage level excavation revealed dry silty clay. The basement level excavation revealed dry weathered claystone bedrock. Groundwater was not observed within the excavation. These subsurface conditions exposed in the excavation appeared to be generally consistent with those described in the above referenced soils report, which recommends a drilled pier and grade beam type foundation system for these subsurface conditions. It is our opinion that an exterior perimeter drain is required for this structure and should be installed as specified in the above referenced soils report. We recommend that damp -proofing be installed at the foundation walls for all below grade, habitable living areas per 1991 UBC Section 2915. All other recommendations provided in the original report, which are applicable, should be adhered to. Thank you for consulting with us on this phase of the project.
