The Executive Auto Center P.U.D. is a 0.46 acre tract on the South
side of West Harvard Street. It is an addition to the existing.Executive
Car Wash and is being developed as an auto related planned unit
development. It is bounded on the East by the Executive Car Wash, on
the West by the Solar One Office Plaza, on the North by Harvard Street
and on the South by an undeveloped tract. The tract slopes gently from
West to East and has a native grass ground cover. The site is located
in the Foothills Basin.
The Solar One Office Plaza discharges its off site drainage onto
the Executive Auto Center P.U.D. The runoff is detained in an existing
detention pond in the parking area. The discharge rate is 0.50 c.f.s.
via a 3 inch outlet pipe.
It is proposed to detain the difference between the two year historic
runoff and the 100 year developed runoff. The runoff rates were
calculated using the Rational Method and the required detention volume
was determined using a mass diagram. The detention volume required is
3,924 cubic feet and the allowable outlet rate for the Solar One runoff
and the Executive Auto Center runoff is 0.65 cubic feet per second.
An existing 10 inch ugated metal pi that crosses the Executive
Car Wash property will be extended es an South to a new area inlet
in the parking area. A restriction plate will be placed on the outlet
pipe to restrict the discharge to 0.65 cubic feet per second. The
detention pond and outlet pipe will be maintained by the owner.
The runoff calculations and a copy of the drainage plan are included
as a part of this report.
