This letter serves to amend the previously approved Drainage Letter Report for the Odell Brew House
Expansion dated November 28, 2012. In particular, this letter is intended to document minor site
revisions that have occurred since the original report was completed. This letter is will also describe the
revisions made to the East Detention Pond and to the extents of the permeable pavers. These revisions
were completed as a result of pending construction of a detention pond on the Fort Collins Monument &
Stone (FCMS) property.
Previous Report Summary
Previously, the Odell property had provided 2,554 cu. ft. of detention for FCMS in its eastern pond. This
was in addition to the 10,354 cu. ft. of required detention and water quality capture volume for the Odell
property, for a total volume requirement of 12,908 cu. ft. This volume requirement was achieved through
a combination of methods. The first method was to modify the East Detention Pond to provide 8,842 cu.
ft. of detention storage. The second method was the construction of a permeable paver subsection capable
of providing 4,311 cu. ft. of detention volume. The resulting 13,153 cu. ft. of detention volume exceeded
the required amount.
Site Modifications
Minor modifications to the Brew House site design and grading, as well as minor modifications to the
Parking Lot Expansion have occurred since the original Brew House Expansion Report was completed.
This Drainage Letter Report updates the minor changes to basin areas, C-values, imperviousness, and
runoff.
Required Detention Modifications
The minor site changes have also affected required detention and water quality volumes. In particular, the
East Pond required on -site detention volume is now 9,619 cu. ft., and the required on -site water quality
capture volume is now 1,499 cu. ft. This results in a total on -site required detention volume for East Pond
of 11,118 cu. ft. The requirement to provide 2,554 cu. ft. of detention for FCMS remains unchanged.
The FCMS volume, combined with the on -site volume, results in a total volume requirement of 13,672 cu.
ft. for the East Pond.

Detention/GradingPhasing
As mentioned above, FCMS has begun the process of designing an on -site detention pond that will capture
their stormwater runoff, rather than relying on the Odell property for their detention needs. However, the
exact timing for the construction of the FCMS pond is still in question. To account for this uncertainty, the
original Odell Brew House Expansion grading design has been phased to create an interim and an ultimate
pond design for the pre- and post-FCMS detention pond construction. The detention provided by the
permeable paver subsection has also been reduced in this process to shift as much detention volume as
possible from the permeable paver subsection to the more efficient detention pond. More specifically, the
volume provided by the interim detention pond has been increased to 11,658 cu. ft., while the volume
being provided by the permeable paver subsection has been decreased to provide 2,261 cu. ft. This
results in a total provided volume of 13,919 cu. ft. in the interim condition, which exceeds the 13,672 cu.
ft. required.
Once FCMS has constructed their on -site detention pond, and it has been accepted by the city, the
required detention volume for the Odell property will decrease by 2,554 cu. ft. to a total requirement of
11,118 cu. yds. Odell would like to reclaim as much of their property for uses other than detention, so a
design for a smaller detention pond has also been developed for the ultimate condition. This smaller
detention volume will be achieved by filling in the northern portion of the East Pond, which will decrease
the volume provided in the pond. The ultimate pond design will provide 9,620 cu. ft. of detention. When
combined with the permeable paver volume of 2,261 cu. ft., a total volume of 11,881 cu. ft. will be
provided. This exceeds the total required volume.
Conclusion
To summarize, the proposed design will continue to provide the required volume for the Odell Brewery as
well as Fort Collins Monument and Stone in the short term. Once construction of the Fort Collins
Monument and Stone detention pond is completed and accepted by the City, the Odell pond will be
modified to decrease the detention volume provided, while still meeting the detention requirements for the
Odell Brewery.
