I am requesting a variance on behalf of the owner -for no onsite deten— tion due to the closeness to Poudre River. Secretary/Treasurer DRAINAGE REPORT PART OF BLOCK 6 FORT COLLINS, COLORADO LOCATION: The property is part of Lots 1,3,5,7, and 9. Block 6, City of Fort Collins, Colorado. The area is 0.267 acres. It is bounded on the North by Willow Street; the East by Pine Street which is not constructed; the South by the Colorado and Southern Railroad and on the West by a brick building. EXISTING CONDITION: The site is hard pan dirt with a sparce gravel covering. The ground slopes to the Northeast toward Willow Street. The existing slope is about 37. on the West side and 2 % on the East side. All the run-off from the property sheet flows across Willow Street to a dirt Swale, then along Willow Street in the dirt swale to Pine Street then Northeast along Pine Street to the Poudre River. The.site is about 1200 feet from the Poudre River. The Existing Flows from the property are: Q-2 year =0.32 cfs; Q-10 year = 0.58 cfs; Q-100 year = 1.25 cfs. DEVELOPED CONDITION: The owner proposes to build a 5100 square foot warehouse on the property. The remaining portion of the lot will be either gravel or asphalt. For drainage calculations we have considered the site for asphalt. The site will not be designed for detention because of its close distance to the Poudre River. The developed flows from the site are:. Q-2 year = 0.86 cfs; Q-10 = 1.52 cfs; Q-100 year = 2.67 cfs.
