Fairway Five Estates P.U.D. is a portion of Southridge Greens, P.U.D., a 200 acre recreational/residential development located in Southern Fort Collins. Fairway Five Estates -consists of approximately.12.7 acres of single family residents immediately North of Mail'Creek ditch. The site slopes to the North, from Mail Creek, towards Southridge Greens Golf Course's 5th Fairway. Fairway Five Estates is accessed from Southridge Greens Drive and Front Nine Drive, and is serviced by 46' R.O.W. public streets. The drainage report for Phase I Southridge Greens, P.U.D., dated March 1982; by Engineering Professionals, Inc., constituted a master drainage plan for this project. The drainage system is in conformance with that master plan in regards to the drainage patterns and discharge points. This report identifies specific drainage improvements required for Fairway Five Estates. The berm for Mail Creek ditch forms a natural runoff divide along the Southerly property line of this project. Sheet 1 of 1 in the Technical Appendix of this report illustrates the proposed drainage patterns. All runoff from the area between.Mail Creek and Fairway Five Drive will be intercepted by Fairway Five Drive. This runoff, as well as the street flow, will be concentrated at the low point of Dogleg Court and from there be transported to the property line by a concrete lined channel (in the event that the chase may become blocked, it will overtop and the runoff will be contained within the concrete channel). The runoff from the channels will flow to an irrigation pond on the 5th Fairway by grasslined swales. Culverts will be utilized whenever golf cart paths cross any of the swales. The street flow of Fairway Six Drive will be concentrated at its low point and also be transported by means of a concrete lined channel (in the event that the chase may become blocked, -it will overtop and the runoff will be contained within the concrete channel). All other runoff will sheet flow Northerly from Fairway Five Drive to the 5th Fairway. There will be no on -site detention; detention for Fairway Five Estates will be handled by the golf course's North irrigation pond, immediately to the North of the 5th Fairway, in accordance with the master drainage plan. Drainage calculations for Fairway Five Estates follow the methods and parameters as outlined in the City of -Fort Collins', Storm Drainage Design Criteria. The rational method was used to calculate peak flows for 2 year and 100 year storms. A runoff coefficient of 0.5 was used, with an adjustment factor of 1.25 for major storm. Times of concentration were calculated using the overland flow equation, Page 3-5 of Criteria, and using a channel flow time calculated using Manning's Equation with a gutter depth of 0.28 feet and the minimum gutter slope. 11 1 1 Gutter capacity was checked using Manning's Equation, N=0.016 and the proposed flowline slope at the check point. The calculations indicate that the proposed streets are more than adequate to handle the flows of the 2 year and 100 year storms. No storm sewer will be needed for this project. Crosspan depth was checked using the Nomograph, Figure 4-1, Page 4-3, of Criteria. The sidewalk chase was sized by using the Sump Nomograph, Figure 5-2, Page 5-10> of Criteria. The Concrete lined channel was sized using Manning's Equation with an N=0.014. Complete drainage calculations are included in the Technical Appendix.
