Enclosed is the drainage report and grading plan for the proposed development of Lot 15, Block 132,
(226 South Remington), City of Fort Collins, Colorado.
Our calculations show that the imperviousness of the lot will not increase significantly from the
existing conditions. We feel that no mitigation of runoff will be required as aresult of this
development.

INTRODUCTION
This Drainage Report is being prepared for the development of Lot 15, Block 132, Fort Collins,
Colorado. The site is situate in the Southwest Quarter of Section 12, Township 7 North, Range 69
West of the Sixth Prime Meridian, Larimer County, Colorado. More specifically, the site is located
at 226 South Remington. A two-story office building and a detached two -car garage are proposed
for this site. Currently, the site is undeveloped; however a residence was located on this site prior
to 1964. This site is in Basin 02 in the recorded drainage study o! Old Town Fort Collins. Refer to
the vicinity map on Page 4.
HISTORIC FLOWS
Off -site flows have no impact on this site. The residences on the north and south sides of the site
are relatively flat with drainage to the west into Remington Street and to the east into the adjacent
alley. Historic flow on this site is generally from west to east into the alley which drains north and
south from this site and eventually into the City of Fort Collins drainage system.
PROPOSED DRAINAGE IMPROVEMENTS
No drainage improvements are planned for this site. Calculations are provided showing that the
imperviousness of the developed site will be 74%. This is lower than the estimated 80%
imperviousness accepted as "historic" for this site. No detention will be required, and the site will

be graded to prevent runoff from flowing onto the neighboring lots to the north and south. A portion
of the alley south of the site will be improved per the agreement between the owner and the City of
Fort Collins.
CONCLUSIONS
The site does not sit in a regulated flood plain and is not subject to severe flooding problems.
2. Runoff on this site will not be significantly increased from historic as a result of this site
being developed.
DEVELOPED INFILTRATION
Total area of site = 7,000 square feet
Area of proposed buildings and paved areas = 4,897 square feet (70% of site)
Rooftop and Concrete runoff coefficient C = 0.95
Lawn, heavy soil at 2% runoff coefficient C = 0.25
Developed Coefficient of Infiltration
C = 0.25(0.30) + 0.95(0.70) = 0.74

EROSION CONTROL
Wind erosion control is not applicable for sites less than one acre in size. Rainfall erosion control
shall consist of the following: silt fences along all property lines, tracking control at the entrance off
of the alley, and straw bale dikes at 50'-0" on center in swales until sod or concrete paving is in place.
Concrete paving in the parking lot and driveway should be placed as soon as practical to aid in
erosion control.
