Re: BBVA Compass Bank Drainage Conformance& Erosion Control
Front Range Village, Lot 2.
To whom it may concern,
The purpose of this letter is to illustrate that the development of the above mentioned lot is in
general conformance with The Final Drainage and Erosion Control Study for Front Range
Village prepared by Stantec Consulting Inc. dated February 2007 and to outline the proposed
erosion control measures for the site.
Drainage:
The proposed development is represented in Basin 100 with flows accounted for at Design point
100 of the referenced report. The proposed development's drainage infrastructure will consist of:

The proposed system will route flows to DP100 of the referenced report. DP100 is an existing
CDOT Type D Inlet. Onsite inlet and pipe sizing calculations are being provided for your review.
Erosion Control:
Proposed erosion and sediment control measures include installation/construction of:
a vehicle tracking control pad, silt fence, concrete washout and inlet protections. In addition,
other proposed mitigation methods include inspection and maintenance procedures. A brief
description of each planned erosion and sediment control measure is as follows.
Vehicle Tracking Control: Provided at the access point off of site.
Silt Fence: Silt Fence will be placed, at a minimum, down gradient of exposed areas, as
required.. Silt fence will also be placed down gradient of any soil stockpile areas.
Inlet Protection: Gravel filter will be placed in front and behind new inlets and existing
inlets that capture runoff from Lot 2 to reduce sediment conveyed into the storm sewer
system.

Concrete Washout Areas:
A concrete washout area is a shallow excavation with a small perimeter berm to isolate
concrete truck washout operations. Signs shall be placed at the construction entrance, at
the washout area, and elsewhere as necessary to clearly indicate the location of the
concrete washout area to operators of concrete trucks and pump rigs. The containment
area is to be bermed so that the wash water is totally contained. Water discharged into
the containment area is allowed to infiltrate or evaporate. The dried cement waste shall
be removed and properly disposed of. Inspect weekly and during and after any storm
event. The concrete washout area shall be repaired and enlarged or cleanout out as
necessary to maintain capacity for washed concrete.
Proposed sequence of major construction and erosion and sediment control activities are listed
below:
• The anticipated start date is Spring 2011
• The majority of the site will be overlot graded at time.
• Silt fence (SF) and/or any other necessary BMPs shall be established to control sediment
running offsite.
• Prior to clearing and grubbing, vehicle tracking control (VTC) and silt fence (SF) will be
placed on the site. Offsite inlet protection (IP) shall be placed at this time.
• After clearing and grubbing operations reach completion a concrete washout (CWA) will
be placed on the site.
• , The storm sewer shall be construction with inlet protection (IP) measures established.
• After all concrete work has finished, the concrete washout area shall be removed.
• Permanent stabilization will be accomplished at the completion of the buildings, paving
and hardscape implementation.
• Upon proper stabilization by the seeding methods and post -stabilization of the site, the
silt fence and inlet protection can be removed.
• The anticipated completion date is Fall 2011.

Compass Bank was prepared by me (or under my direct supervision) in accordance with the
provisions of the City of Fort Collins Strom Drainage Design Criteria and Construction
Standards for the owners.
