Re:CSt =Elizalieth.Seton-Catholio,Church located at-5450=S: Lemay-Avenue
The church wishes to install a modular building on their site. This proposed building will
be 28 feet by 60 feet and will add approximately 2000 square feet of hard surface to the site.
The church has an existing pond onsite and this proposed new building will drain into the
pond. The additional runoff generated by the proposed building addition will be 489 cubic feet.
The 1984 drainage report shows a required detention volume of 67914 cubic feet for the entire
church site, and the pond per the design plans has a volume of 78250 cubic feet, so the excess
capacity of 10336 will handle the additional 489 cubic feet.
No additional drainage facilities will be necessary to satisfy the City criteria.
I have included a copy of the 1984 report and a copy of the approved grading and
drainage plan, on which the location of the proposed building is shown.

DRAINAGE REPORT
PROPERTY DESCRIPTION: A tract of land situate in the Southwest,1/4 of
Section 6, Township 6 North, Range 68 West of the Sixth P.M., Fort Collins,
Latimer County, Colorado, which considering the West line of the said
Southwest 1/4 as bearing N 000 03' 20" E and with all bearings contained
herein relative thereto is contained within the boundary lines which begin
at the Southwest corner of said Section 6 and run thence N 000 03' 20" E
727.59 feet; thence S 89° 56' 40" E 835.00 feet; thence S 00* 03' 20" W
720.56 feet; thence S 890 34' 23" W 835.00 feet to the point of beginning,
containing 13.88 acres, more or less. The project is located one mile
South of Harmony Road on Lemay Avenue. It is bounded on the West by
Lemay Avenue; on the South by Southridge Greens Boulevard; on the East by
Southridge Greens P.U.D.; and on the North by farmland.
EXISTING DRAINAGE: The existing drainage is from the Northeast to the
Southwest and then to Fossil Creek, about 1/4 mile South of the project.
There are about four acres of drainage from the property to the North
that runs onto the project at the Northwest corner.
PROJECT DESIGN: The developer plans to construct a 14,000 square foot
church approximately in the middle of the property with a parking lot on
the East side for Phase I. Phase II will be more parking to the North
and West.
PROPOSED DRAINAGE DESIGN: It is our proposal to divert the existing drain-
age from the North in a swale along the North property line to Lemay Ave-
nue. The drainage from our property will be diverted to .a detention pond
located in the Southwest corner of the project. The pond capacity will
be a minimum of 68,000 cubic feet. From there, the runoff will be re-
leased into the storm sewer system at the Southwest corner of the project
at the rate of 5 cfs.
