Aronson Family Dental at Promontory Tract 5
Dear Wes,
We have prepared this Drainage Summary Letter to address the development of Aronson Family
Dental on Tract 5 in Promontory Subdivision. In general, this summary serves to document the
stormwater impacts associated with the proposed project.
Site Location and Project Description
The Aronson Family development site (referred herein as "the site") is located Promontory
Subdivision, in a portion of the East half of the west half of Section 36, Township 7 North, Range
69 West of the Sixth P.M., City of Fort Collins, Larimer County, Colorado. The site development
consists of approximately 9,960 square -feet (sf) and is bounded by East Boardwalk to the
northeast and existing commercial properties to the west and south. See the attached Grading,
Drainage and Erosion Control Plan for additional information.
The planned development for the site will consist of the following:
• The construction of a dental office building with a proposed footprint of approximately
3,330 sf.
• The construction of utilities services to support the proposed building including sanitary,
water and storm drainage.
• The construction of sidewalk adjacent to the south, west and east sides of the building.
Hydrology
The proposed site was originally included in the Promontory Utility Plans and Drainage
Report that was completed by JR Engineering in September 2000. The proposed
development of an office building on this site was very similar to what is being proposed
with these plans. It is estimated that the original impervious area used to calculate the
drainage requirements for this site was 6,100 sf. This project is proposing a smaller
building footprint, therefore the planned imperviousness for this site is smaller at 5,450
sf. The runoff from the site will be conveyed via overland flow and storm drains to a
water quality and detention pond that was constructed at the southwest corner of the
Promontory Subdivision.
Floodplain
The site is not located within a FEMA or City -regulatory floodway or floodplain.

Low Impact Development (LID) Requirements
In February of 2013, City Council adopted the LID policy and criteria. We understand
that this site is not required to provide LID treatment because it is a Minor Amendment
of a previously approved plan and is not increasing the density of what was previously
approved. Water Quality will be provided via the onsite detention and water quality
pond as previously planned for this development.
Erosion Control
Erosion control, both temporary and permanent, is a vital part of any development project. For
this project, the site disturbance will be less than 10,000 sf;'therefore, comprehensive erosion
control measures have been included within the Grading and Erosion Control Plan for the
project. Refer to the Utility Plans, under separate cover, for additional information.
Conclusions
In conclusion, the drainage system proposed provides adequate conveyance of the developed
stormwater runoff from the proposed development to existing drainage systems and detention
pond. It should also be noted that with this summary and the corresponding design, every
attempt has been made to minimize any negative impacts on the downstream receiving waters.
We understand that review by the City of Fort Collins is to assure general compliance with
standardized criteria contained in the Fort Collins Stormwater Criteria Manual (FCSCM). This
letter was prepared in compliance with technical criteria set forth in both the Urban Drainage
and Flood Control District (UDFCD) Urban Storm Drainage Criteria Manual and the FCSCM.
