Dear Glen:
The owners of the remaining undeveloped lots in the Willow Lane subdivision
have requested that I prepare the necessary erosion control report and plan
for the development of these lots.
Overlot grading was completed on all of these lots in the 1970's, and
asphalt pavement was installed on some of the lots.
I have prepared the following report in compliance with the City of Fort
Collins Erosion Control Criteria.

EROSION CONTROL REPORT FOR
LOTS 5, 6, 11, 12, 13, 15, 16, 17 AND 19
WILLOW LANE
SITE LOCATION
The Willow Lane development is located on the east side of Overland Trail
and approximately one—half mile south of Prospect Road. It is in the Southwest
a of the Northwest 4 of Section 21, Township 7 North, Range 69 West, of the
Sixth P.M., City of Fort Collins, County of Larimer, State of Colorado. The
site is located above the Pleasant Valley and Lake Canal ditch and, therefore,
is within the canal importation basin. The site is in a high rainfall
erodibility zone and -a moderate wind erodibility zone.
EXISTING SITE CONDITIONS
.The Willow Lane development was started in 1973, and building construction
continued through 1979. Nine of the building sites were overlot graded, but
no buildings were constructed. A plat of the original Willow Lane subdivision
is included with this report to show the areas of Lots 5, 6, 11, 12, 13, 15,
16, 17 and 19. These lots are the sites of the nine buildings proposed for
construction.
Lots 5 and 6 were overlot graded, but no construction was done, so
presently the lots are covered with 75 percent vegetation. Lots 11 and 12
are also overlot graded, and no pavement of buildings was constructed: Lots
11 and 12 have 70 percent vegetative ground cover. Lots 13, 15 and 16 were
overlot graded, and all asphalt driveways and parking areas were constructed.
There is 60 percent established vegetation on the unpaved portion of Lots 13,
15 and 16. Lots 17 and 19 are graded, and the asphalt drives and parking are
existing. Lot 19 also has a concrete foundation constructed during the 197O's.
The soil portion of Lots 17 and 19 has 50 percent vegetation.
The construction procedure will be to strip the building location site
and construct the foundation. Silt fence sediment barriers will be installed
on the low or runoff side of each building site, and gravel inlet filters will
be placed at the existing curb inlets on Ross Drive. On Lots 5, 6, 11 and
12 the asphalt drives and parking will be installed after the concrete
foundations are constructed and during the completion of the buildings.
A plan of the sites showing the proposed erosion control procedures is
included with this report. Also included are calculations of the performance
standards and calculations of the effectiveness of the proposed procedures.
A construction sequence and estimated cost of erosion control procedures is
included.
The rainfall erosion control procedures will be sufficient to control
wind erosion.
