Box 580 Fort Collins, Colorado 80522 Dear Mr. Hamdan: The following is the erosion control report for Trail West P.U.D. which is located at the intersection of South Overland Trail and West Stuart Street. Trail West P.U.D. is an 18.45 acre multi —family planned unit development that was approved in September 1979. The P.U.D. has been partially completed. There are seven multi —family buildings completed, and all of the water and sewer mains have been installed. All of Overland Trail has been improved, and approximately 800 feet of West Stuart has been improved. Approximately 400 feet of Neil Drive has the curb, gutter and walk installed, but no pavement has been laid in Neil Drive. The remaining buildings to be built will be divided into five phases. Likewise, it is proposed to phase the erosion control according to the five phases. The public improvements that remain to be constructed are nine sewer services and twenty—three water services; and the curb, gutter, walk and asphalt on the easterly 600 feet of West Stuart Street remains to be constructed. The undeveloped portion of the P.U.D. has moderate ground cover of weeds and grasses. The existing building sites for Phases 1, 2 and 3 will not require a great amount of overlot grading. Phases 4 and 5 will require more overlot grading. The ground cover will be disturbed for each phase separately. It is projected that the five phases will be completed in two years. The west half of Neil Drive will be constructed with Phase 1, and the east half will be constructed with Phase 3. The remainder of West Stuart Street will be constructed with Phase 3. The original P.U.D. had a proposed detention pond in the northeast corner of Phase 4. It was requested and approved in March of 1987 to delete the detention pond.' The existing development and Phases 1, 2 and 3 will drain to an existing Brown Farm Detention Pond via West Stuart Street. Page 2 The erosion control methods that will be used are as follows: (a) do not disturb any areas not necessary for construction, (b) build silt fence along north line of each phase, (c) place straw bale barriers at outfall points, and (d) plant temporary crop with mulch in some areas. To the best of my knowledge, the erosion control report and plan are in compliance with the current Storm Drainage Design Criteria and Construction Standards of the City of fort Collins.
