This is the storm drainage report for an addition to the Timberline Storage P.U.D. located
at the comer of Automation Way and Caribou Road. It is being platted as Timberline Storage
P.U.D., Second Filing, Minor Subdivision. The area of the lot is 0.6973 acres. The developer is
proposing to construct two additional storage buildings containing 12,300 square feet and another
twenty five foot drive way to access the new buildings. The existing landscaped area along the
East side of the existing P.U.D. will become driveway and an equal sized landscaped area will be
provided along the East side of the two proposed buildings.
The site is in Basin H of the Fox Meadows Basin. The existing paved entrance to the
P.U.D. is paved and is in this Second Filing. It was an offsite access and utility easement on the
First Filing. It slopes North to Caribou Road. The rest of the site is in Sub -basin C and slopes
South to the Timberline Wetlands.
If a variance is needed to not provide on -site stormwater detention the developer would
like the variance. The first filing, with a sub -basin area of 3.63 acres, draining to the Timberline
Wetlands raised the water level 0.02 feet. The second filing has 0.65 acres draining to the
Timberline Wetlands which would raise the water level 0.004 feet. The rise in water level was
calculated proportionately and not by the original SWMM model.
EROSION CONTROL:
The grading for the two buildings will be the first step of construction. The silt fence
along the South lime of the Second Filing will be erected prior to beginning any dirt work and will
remain in place until the buildings are completed and the driveway is paved.
WATER QUALITY:
The raised asphalt ridge at the South side of the existing site will be extended East along
the Second Filing to contain any kind of spill that may occur. The top of the ridge will be at
elevation 55.5 and the flow line of the asphalt will be at elevation 55.3. There will be a 15.00 foot
wide landscape buffer with native grasses extended along the South line of the Second Filing.
These two methods of minimizing of pollutants will be a benefit to the Timberline Wetlands.

The storm water runoff calculations for the Second Filing are enclosed as a part of this
addendum. This report and the grading and drainage plan are in substantial compliance with the
City of Fort Collins Storm Drainage specifications and criteria.

2. Re -seeding 28,246 S.F. @ $0.0298 = $841.73
