Box 580 Fort Collins, CO 80522 ' Dear Basil: STEWART&kSSOCIATES Consulting Engineers and Surveyors ' The following is the final drainage report for Lots 1 and 2, Tellez Estates Subdivision. Tellez Estates is an existing two lot subdivision at the Northeast comer of Greenbriar P.U.D.. It is situate in the Northeast 1/4 of Section 1, Township 7 North, Range 69 West of the 6th P.M., Fort Collins, ' Colorado. The net area of the lots is 0.58 acres, and the gross area of the subdivision, including one half of Lemay Avenue, is 0.80 acres. The Northeast 0.12 acres of the parcel are in the Dry Creek Drainage Basin and drains to the Northeast to Lindenmeier Lake. The remaining 0.68 acres are in ' the Greenbriar Drainage Basin and drains Southwesterly to Dry Creek. Mr. Nelson is going to build one single family residence on both lots. The site had a farm ' house, a garage or bam and several out buildings that were tom down after July 1978. The historic impervious area was approximately 2300 square feet and the developed impervious area is ' approximately 6,700 square feet. We are not proposing to have onsite detention, due to the historic improvements and due to ' the fact that Tellez Estates is a replat of a part of Greenbriar P.U.D., and its stormwater runoff was included in the Greenbriar P.U.D. detention calculations. Also, no detention was required in 1986 when the Tellez Estates lots were replatted. As stated before, only one house is being constructed ' on the two lots rather than the two residences that were planned in 1986. The historic drainage from the part of the lots in the Greenbriar Drainage Basin flows ' Southwesterly and will enter the irrigation lateral that is offsite and parallel to the Southerly lime of Tellez Estates. The utility plan that was approved in 1986 has a note that the lots must be graded in such a manner that no runoff would enter the lateral. We would like the Stormwater Utility to ' consider a variance from that requirement. The historic runoff entered the lateral, and due to the topography, it is difficult to prohibit the developed runoff from the rear yard from entering the lateral. Due to the grading of the lot, the area that drains to the lateral is reduced, and therefore, the developed runoff into the lateral is less than the historic runoff into the lateral. We could create a berm that would retain the rear yard runoff onsite. The site is in the moderate wind erodibility zone and in the high rainfall erodibility zone. Silt fences will be placed along the Southerly and Easterly property lines. The existing grasses will not ' be disturbed on 0.21 acres.
