Box 580 Fort Collins, CO 80522-0580 Dear Dave, ' The following is an addendum to the Final Drainage Report For Riverside Centre, Fort Collins, Colorado. Mr. Donald Skaggs, the owner of Riverside Centre is phasing the construction of the site. Phase I will be the Building "A" pad and parking lot and driveways. The area of Phase ' I is 0.716 acres which is 23.2% of the site area. The volume of the designed detention pond is 24,767 cubic feet and 23.2% of the total volume of the pond is 5,746 cubic feet. The temporary detention pond for Phase I will be constructed at the low end of the site where the discharge pipe will be. A temporary berm will be constructed along the property line where the future retaining wall will be built. The top of berm will be at elevation 41.8 and the highwater line of the pond will be at elevation 41.3. The volume detained will be 7,215 cubic feet. A spillway will be provided at elevation 41.3. The discharge for the pond will be at a rate which is 23.2% of the allowable discharge rate for the ultimate pond. The ultimate discharge rate is 0.93 c.f.s. and therefore the temporary discharge rate will be 0.22 c.f.s.. A 3 inch diameter P.V.C. pipe will be constructed through the berm at elevation 40.0. The temporary detention pond is shown on sheet 4-A of the Utility Plans as the cross -hatched area. When Building `B" or Building "C" are constructed, the final detention pond will be constructed at that time. If you have any questions regarding this matter, please call. Box 580 Fort Collins, CO 80522-0580 I Dear Basil, The following is the final drainage report for Riverside Centre which is a proposed office/warehouse development in Section 18, Township 7 North, Range 68 West of the 6th P.M., City of Fort Collins, County of Larimer, State of Colorado. The site contains a net area of 2.8057 acres and a gross area of 3.5840 acres to the centerline of Riverside Avenue. The site is in the Spring Creek Major Drainage Basin. The site is zoned I - Industrial. The site is bounded on the North by the Union Pacific Railroad, on the East by an industrial building ' which contains Intermountain Color, on the South by Riverside Avenue and on the West by an industrial building. ' The site slopes from Southwest to Northeast at an approximate slope of 1.25%. The site has a good ground cover of grass and weeds. 1 It is proposed to construct three buildings in four phases on the site. Building "B" will be built in Phase I and H. Building "A will be Phase III and Building "C" will be Phase IV. ' On site storm water detention will be provided The difference between the two year historic runoff rate and the 100 year developed runoff rate will be detained. The rational method was used to calculate the runoff from the site. The mass diagram was used to determine the detention volume. The required detention volume is 23,952 cubic feet. The detention pond will be graded with Phase I. A variance is being requested to the requirement that the detention pond depth shall not be greater than 1 foot, in a parking area. A small area at the Northeast comer of the site where the concrete pan discharges out of the parking area into the grass part of the pond has a depth of 15 inches. The detention pond will discharge 0.93 cubic feet per second at the Northeast comer of the site and the offsite area Northwest of the site will discharge 10.97 c.fs. which will flow Southeasterly in an existing borrow ditch to an existing 27 inch diameter iron pipe under the Union Pacific Railroad The runoff will continue to flow through the 27 inch culvert at the historic rate and then Southeasterly in the existing Union Pacific Railroad borrow ditch until the borrow ditch fades out. A drainage easement for a swale adjacent to the Railroad right-of-way on Lot 5 and on Lot 4, Uplands Prospect Business Park P.U.D. has been acquired The Swale will continue to carry the runoff Southeasterly to the City of Fort Collins regional channel that is located between Lots 3 and 4 of Uplands Prospect Business Park P.U.D. Sheet 5 of 6 delineates a swale .plan and profile that will carry the runoff to the 27 inch pipe under the Railroad and in the Railroad borrow ditch and in the Uplands swale to the City's regional channel. The historic site was divided into two sub -basins. Historic Sub -Basin 1 is the entire site except for the James H. Stewart and Associates, Inc. 103 S. Meldrum Street P.O. Box 429 Ft. Collins, CO 80522 ' 970/482-9331 Fax.970/482-9382 2 Northerly half of Riverside Avenue which is Historic Sub -basin 2. Developed Sub -Basin 2 is also the Northerly half of Riverside Avenue and has the same runoff rates as Historic Sub -Basin 2. Developed Sub -Basin 1 is all of the site except Riverside Avenue. The two year historic runoff rate for Sub -Basin 1 is 0.93 c.fs. and the 100 year developed runoff rate for Sub -Basin 1 is 20.6 c.fs. All of the existing lots on the Northeasterly side of Riverside Avenue that are Northwest of this site ' drain from Riverside Avenue (the front of the lot) to the rear of the lot. The runoff flows Southeasterly in the Union Pacific right-of-way. Several of the lots have on site detention ponds. Therefore there are not any offsite flows that enter this site. This site does not block any offsite flows. ' EROSION CONTROL: 1 1 The site is in the moderate wind erodibility zone and in the high rainfall erodibility zone. The site will be built in four phases. Phase I construction will include the west 1/2 of Building B, the paved driveway west of Building B, the paved driveways and parking at the front and back of the west 1/2 of Building B, a graveled secondary access driveway around the easterly end of Building B, and all grading necessary to construct the entire detention pond area to the grades shown on the grading, drainage and erosion control plan. During Phase I construction, the Building A area will be left undisturbed and the pads for the east 1/2 of Building B and for Building C will be graded to subgrade. Prior to beginning any grading on the site, a silt fence shall be installed along the northerly and easterly (downstream) sides. A gravel sediment trap shall be installed over the detention pond outlet immediately after its construction. The detention pond area which is not future pavement will be seeded and mulched after grading is completed. Areas which are disturbed by grading but which are to be paved or which will have a building in the future, are to have "Earthbound" soil stabilizer applied. The runoff calculations, the erosion calculations and the Grading, Drainage and Erosion Control Plan are enclosed as a part of this report. This drainage report and the design of the drainage system are in compliance with the City of Fort Collins Storm Drainage specifications and criteria.
