ADDITIONAL PARKING LOT AT
INNOVATIVE COMPANIES, INC.
LOCATED ON LOT 19, GOLDEN MEADOWS BUSINESS PARK
Golden Meadows Business Park is located in the Fox Meadows Drainage Basin,
and detention. is provided in the existing regional pond which was
constructed per Resource Consultants' "Design Report for Collindale South
Pond", prepared July, 1978. This pond lies adjacent to the north line
of the proposed Innovative Companies parking lot. The proposed new
parking lot lies west of the existing Innovative Companies building and
is presently a dirt field with some grars and weeds. A portion of the
field will be paved for vehicle parking. There is an existing minor
swale which drains from south to north along the west line of the proposed
parking lot. This minor swale drains into a major Swale which then drains
to .the regional detention pond.
The existing minor swale now carries run—off from a 7 acre basin, which
is partially hard surfaced. Our run—off calculations for this 7 acre
basin are based on full development with a run—off coefficient of 0.95.
This basin and the swales are shown on the map at sheets 3 and 4 of this
report.
Run—off from the Hewlett Packard parking lot enters the minor Swale
through three existing sidewalk chases. At the present time, the sidewalk
chases are partially plugged and the south portion of the earthen minor
swale is filled with silt, which is causing a ponding problem. The west
two chases shall be cleaned and the east chase is to be removed to allow
a driveway cut through the walk. Surface flow from the H.P. parking
lot will be able to pass through this driveway cut and flow over the
corner of the asphalt parking lot to the minor swale. The minor swale
shall be cleaned and re —graded as necessary to provide a positive flow.
The construction of the driveway and parking lot will not affect the
flows from the H.P. site. Sheet 2 of this report shows run—off
calculations from the new parking lot and also flow quantities from the
7 acre basin. Also shown is a section through the minor Swale, along
with capacity calculations.
