Collins , pr ed Plans Approved By Date t4` ' City of Fort Collins Stormwater Utility 700 Wood Street Fort Collins, CO 80521 J'R ENGINEERING A Westrian Company RE: Harmony School Shops 4th Filing — Phase One and Lot 8, Minor Amendment Dear Wes, We are pleased to submit for your review and approval, this letter that describes the interim drainage conditions for the Phase One and Lot 8 Harmony School Shops 4th Filing developments. We would like to request that the proposed interim Swale on the Phase One revision only be constructed if the 61h Filing storm system is not constructed by the time a Certificate of Occupancy is needed for Lot 8. The applicant would then construct the Phase One interim Swale at that time. As discussed, an escrow account in the amount of $6,000.00 will be established to assure the work is completed if needed. Please refer to the attached cost estimate. In addition, a note stating: "Temporary Phase One Swale only to be constructed if the 61h Filing storm system is not constructed by the time a Certificate of Occupancy is need for Lot 8" will also be added to the Lot 8 grading plan. Our office also requests that he Phase One flows generated by the access drive intersection in the vicinity ofthe Harmony Road entrance be permitted to flow through a curb cut. This runoff will travel via overland flow toward the pond in lieu of the inlet proposed on the Phase One revision. Because these are low flows, the effects to this area will be minimal. Ultimately, an inlet will be built to accommodate these flows during the 6th Filing construction and this will be shown on the 6th Filing plans. Please refer to attached exhibits for further information. The aforementioned design has been considered with provisions for safe and efficient control of stormwater runoff in a manner that will not adversely affect the intent of the overall stormwater system.
