Dear Basil,
The following is the final storm drainage report for Park South Commercial Plaza Minor
' Subdivision, Second Filing, Fort Collins, Colorado.
Park South Commercial Plaza, Second Filing is a six lot development located in the Northeast 1/4 of
Section 35, Township 7 North, Range 69 West of the 6th P.M. It contains 7.1647 acres and is in the
' McClellands/Mail Creek Basin. The site is bounded on the North by Horsetooth Road, on the East by the
existing Carmike Theatre, on the South by Park South P.U.D. Second Filing, a multi -family P.U.D. which is
partially completed and on the West by Manhattan Avenue.
' The existing Auto Zone store is on Lot 2-A and its storm water runoff drains Westerly across
Manhattan Avenue to the existing storm drain. The other five lots will drain Southerly to the proposed
expansion of the Carmike Retention Pond. The existing pond will be expanded into a proposed detention
' easement on the East 70.00 feet of Lots 3-C and 3-D. Lots 2-B, 3-A and 3-B will drain in a proposed swale
with a concrete pan in a drainage easement in the East 20.00 feet of Lot 3-A. An 18 inch R-C.P. storm drain
will carry the storm water discharge from Lot 2-B under the existing access road to the proposed swale. The
runoff from Lot 3-B will drain across Lot 3-A to the swale in the drainage easement in the South 20.00 feet
of Lot 3-A.
Since there are no specific site plans on the five lots at this time, an assumed coeff cient of runoff =
' 0.75 was used for the calculation of volume required. The volume of the 100 year frequency storm for a 3
hour period is 1.52 acre feet. That volume is doubled for the requirement of retention. The historic runoff
from the 6.22 acres, draining to the retention pond was included in the Carmike Pond as off -site runoff.
Therefore, the retention volume required for this site is 96,986 cubic feet or 2.23 acre feet.
' When individual site plans on Lots 2-B, 3-A, 3-B, 3-C & 3-D are submitted to the City of Fort
Collins Storm Water Utility and have a runoff coefficient higher than 0.75, the site plans will have to be
revised or provisions will have to be made to increase the retention volume in the pond.
The drainage reports for individual site plans will address grading and erosion control at the time of
submittal.
' This drainage report and the design of the storm water retention system are in compliance with the
City of Fort Collins Storm Drainage Specifications and Criteria pertaining to retention of runoff. If you have

KNOW ALL MEN BY THESE PRESENTS: That the undersigned being the owner of Lots
3-C and 3-D, PARK SOUTH COMMERCIAL PLAZA MINOR SUBDMSION, SECOND
FILING, City of Fort Collins, County of Larimer, State of Colorado do hereby dedicate and
convey to and for public use, forever, a storm water detention easement as described
below, provided however that acceptance by the City of Fort Collins of this dedication of
easement does not impose upon the City a duty to maintain the easement so dedicated.
