Dear Basil:
The following is the storm drainage report for Lot 10, Block 2, City of Fort Collins,
Colorado. The site is bounded by Willow Street on the Southwest, an existing residence on the
Northwest, Poudre Street on the Northeast and by an existing commercial building on the
Southeast. The site is approximately 300 feet Southwest of the Cache la Poudre River. The area
of the site is 0.2181 acres and it slopes Northeasterly from Willow Street to Poudre Street at
approximately 1.2%.
The historic site had a house which has been removed. A proposed 4000 square foot auto
upholstery shop will be built on the site. It will have a concrete parking area in both the front and
the rear of the proposed building. The developed lot will be divided into two sub -basins. The
Southwest 45.00 feet will be Sub -basin "A" draining to Willow Street. The Northeast 145.00 feet
will be Sub -basin "B" draining to Poudre Street. The runoff from Sub -basin "A" will flow
Northwesterly in a swale along Willow Street to its comer with Pine Street. The runoff will then
flow Northeasterly in the Pine Street gutter through the Larimer Community Services parking
area to the existing drainage swale into the Cache la Poudre River. The runoff from Sub -basin
"B" will flow Northwesterly in Poudre Street to its intersection with the Pine Street gutter where
it will combine with the runoff from Sub -basin "A". Because of the proximity to the Cache la
Poudre River, it is proposed to not have onsite storm water detention.
There are not any offsite areas that drain onto the site.
A silt fence will be place along the right-of-way lines of both Willow Street and Poudre
Street to control erosion. The foundation will be constructed immediately after constructing the
pad, so 4000 square feet will not have any runoff that could erode.
The grading and drainage plan and the erosion control plan are included as a part of this
drainage report.

drainage report were made in substantial compliance with the City of Fort Collins Storm Drainage
Criteria and Construction Standards.
