Box 580 ' Fort Collins, CO 80522-0580 ' Dear Basil, The following is the Final Drainage Report for Lot 1, Horsetooth East Business Park 4th Filing. ' The site is situate in the Northeast 1/4 of Section 31, Township 7, Range 68 West of the 6th P.M., City of Fort Collins, County of Larimer, State of Colorado. ' The site is in the Fox Meadows Basin and contains 1.7790 acres. The site is zoned MMN- Medium Density, Mixed -Use Neighborhood. The proposed use is for a retail carpet store. The site is bounded on the North by Horsetooth Road and on the East by the unopened Rite Aid Pharmacy, on the South by a private drive, which was formerly Elk Road and on the West by Automation Way. ' The site slopes from West to East at an approximate slope of 0.67%. There is an existing 15-inch storm drain in the lot approximately 42 feet North of the center of the private drive. The ground ' cover is dry -land grass and weeds. The historic site is in one basin. The runoff sheet flows from West to East. The two-year runoff ' rate is 0.61 c.f.s. and the 100-year runoff rate is 2.79 c.f.s. The runoff flows into the existing driveway that runs North from the South private road between the site and the Rite Aid building. There is a high point in the North -South existing driveway and the driveway sheet flows from the ' West curb to the East curb. The developed site will be in one basin. The developed two-year rate of runoff is 2.91 c.f.s. and ' the 100-year developed rate of runoff is 15.32 c.f.s. The runoff will be detained on -site in a detention pond at the Southerly end of the site. There is an existing storm drain that is approximately 8 feet deep and under the proposed detention pond. There also is an existing curb inlet near the Southeast corner of the site. The inlet is not on the existing curb. We will remove the existing curb inlet and replace it with a water quality box. The detention pond will have a wall around the pond. The top of the wall will be at elevation 54.00 and the bottom of the pond will be at elevation 48.80. The required extended detention volume is 2,248 cubic feet. Therefore, the pond is required to have a capacity of 19,195 cubic ' feet. ' EROSION CONTROL: The wind erodibility is moderate and the rainfall erodibility is moderate. A silt fence will be ' constructed along the West property line and the North property line and the East property line of Lot I, Horsetooth East Business Park, 4th Filing. The detention pond will be graded at the ' beginning of the grading and a sediment trap will be placed at the outlet. The contractor will remove any mud off of Automation Way and on the South private road daily.
