The following is the final storm drainage qreport for Remington Street
Apartments. The site is on Lots 5, 6 and 3, Block 5, Crafts Resubdivision
of Lake Park Addition. It is on the east side of Remington Street between
Elizabeth Street and Garfield Street. The site is bounded on the west by
Remington Street, on the north by a fraternity house, on the east by the alley
and single-family residences, and on the south by a single-family residence.
The site contains 0.42 acres and had a house and several garages that were
torn down. The site historically drained both westerly to Remington Street
and easterly to the 'al ley. 5rNe
There are two fourplex apartment buildings proposed for th sight The
parking area for the buildings will be in the rear of the lots. parking
lot access will be from the alley which will be paved north to.Elizabeth Street.
The site is divided into two sub -basins. Basin "A" is all of the net
lot except'the west 0.02 acres which drains westerly to Remington/Street.
The west 's of the alley is included in Basin "A". A detention pond is provided
for Basin "A". The pond was sized including the runoff from the west 2 of /
the alley, but it is impossible to drain the alley into the pond. Basin '
is the Remington Street right -of -way -and the west 0.02 acres of the lot. Since
Basin "B" is historically fully developed, there will be no detention provided.
If a variance is required for no detention in Basin "B", the variance is hereby
requested.
The site will be graded to drain easterly to a proposed detention pond
in the paved parking lot. The detention pond will contain 2,585 cubic feet
of detention and discharge into the alley at the two-year historic r e of
0.31 cubic feet per second. The outflow will flow north in the inv rt of the
alley to Elizabeth Street and then east in the existing gutter on the south
side of Elizabeth Street to an existing inlet at the southwest corner of
Elizabeth Street and Mathews Street.

The discharge from the detention pond will be metered out by a 3—i cn h
diameter P.V.C. pipe through a landscaped island to the inverted crowned paved
alley. /
The runoff rates were calculated by using the Rational Method. The
required volume of the detention pond was calculated by a mass diagram for
detaining the difference between the two—year historic runoff and the 100—year
developed runoff.
The site presently has a number of trees on it, and the ground cover is
fair grass and weeds. The site will be graded and then the foundations poured
soon after the grading. The parking area will also be graded as soon as the
plans are approved. A sediment trap will be constructed immediately after
the grading in the proposed detention pond on the parking area. The front /
yard adjacent to Remington Street will not be disturbed. Straw bales will ✓
be placed in the side lot swales. The performance standard is 79.3% and the
above described erosion control measures will produce an effectiveness of 83.2%.
This drainage report and the design of the drainage system are in
compliance with the City of Fort Collins Storm Drainage specifications and
