The proposed development along with the required drainage improvements are analyzed in accordance with the guidelines established by the City of Fort Collins Storm,Drainage Criteria Manual with calculations enclosed. GENERAL: This area is included in portions of the following drainage basin reports: Fairbrooke S.I.D. Drainage Report, the Brown Farm Preliminary Master Drainage Plan prepared by R.V. Lord and Associates, Inc., August, 1971 and Volume II "Preliminary Design Report - Division of Storm Water Runoff Through Irrigation Canals from Multerry Street to Spring Creek - Fort Collins, Colorado", pre- pared by Resource Consultants, Inc., July, 1980. ' SITE DESCRIPTION: The site is located in the North Half of Section 219 Township 7 North, Range ' 69 West of the 6th Principal Meridian, City of Fort Collins, County of Larimer, State of Colorado, The Fairbrooke Third Filing project consists of 9.717 Acres, more or less, and is bound on the East by Hampshire Road, on the North by tBauder Elementevy School.,on the South by Cedarwood Drive and Fairbrooke First Filing, and on the West by undeveloped Tract D of Fairbrooke S.I.D.. 1 Mr. Jack Cochran March 4, 1987 PROJECT NO. 105-862 FI14AL STORM DRAINAGE REPORT FAIRBROOKE THIRD FILING CITY OF FORT COLLINS, LARIMER COUNTY, COLORADO SITE DESCRIPTION: (CONTINUED) ' The site is presently undeveloped and lying fallow with a small amount of short pasture grass. The existing drainage pattern is to the Southeast at slopes ' ranging frcm 4.5% on the upper end to 1.5% on the lower end. ' PROPOSED LAND USE: The project is planned to consist of forty-two (42) single family dwellings with the average lot size of 8190 square feet. ' HYDRAULIC ANALYSIS: ' The Rational Method has been utilized to generate stormwater runoff flows for the 2-Year and 100-Year developed return period storms for Fatrbrooke Third ' Filing. The Drainaqe Map defines the basin boundaries and the design points. The historic flow from the site was not calculated as this was reviewed in the ' earlier reports and used to size the community detention pond. It has no effect on the developed flow in the streets. 1 2 ' Mr. Jack Cochran rch 4, 1987 PROJECT NO. 105-862 ' FINAL STORM DRAINAGE REPORT FAIRBROOKE THIRD FILI14G CITY OF FORT COLLINS, LARIMER COUNTY, COLORADO ' DRAINAGE PLAN: ' The developed tract has been divided into seven (7) areas. Composite runoff coefficients and time of concentration calculated for each area to points of ' concentraticn. Combined area runoffs have also been calculated to analyze the street flow at these points. ' A small area of offsite drainage is shown on the S.I.D. Drainage Map. Flows from this area can be accommodated through the overlot and street drainage plan ' proposed. ' The final drainage patterns are similar to the drainage basins shown on the Fairbrooke S.I.D. report with the Northerly area draining Easterly to Hampshire Road. From this point, the street flow is North to the low point inlets and ' drainage swale which runs East to the community detention pond. The Southerly area drains South to Cedarwood Drive and thence East to Hampshire Road. From ' this point, Hampshire Raod drains South to the existing large drainage channel along the Scuth side of the Fairbrooke area, and thence to the community deten- tion pond. .The drainage to both Cedarwood and Hampshire Road is primarily from the upper side as the developed areas to the South and East drain away from ' these streets. This will provide additional street capacity when the streets are overtoped. Cedarwood Drive and Hampshire Road and the storm drainage inlets, pipes and channels between this subdivision and the detention pond were part of the storm drainage plan for the S.I.D. and are all in place. The plan for the overlot drainage is to run drainage swales along the North to South property lines and not to create any back yard drainage swales. Approximately 1.0 Acre of Basin F-9 has been brought to Cedarwood Drive. This was due mainly to the economics. and place- ment of Valley Pans at Fairbrooke Court and Coventry Court. The size of the parcel is minimum (about 4%) in the total basin contributing to the flow in Cedarwood Drive. I also note that the S.I.D. Drainage Report used a composite "C" factor of 0.50 for residential areas. Due to the larger lots and layout, the calculated "C" for the area under consideration is 0.38. This is a 24% reduction in the flows originally anticipated. The street flows in Cedarwood Drive and Hampshire Road were analyzed in the ' original S.I.D. Drainage Report. Certain Inlets and Drainage pipes were installed to handle the street flows. As we are contributing less than was originally calculated to flow in these streets, we have not re -analyzed the flow quantities or depths. ' We have completed the final contours in the subdivision streets. The attached calculation sheets also show the depths of flow in each flowline (and at crown) ' for Coventry Court due to the offset crown section. ' All flow from this portion of Fairbrooke-flows Easterly to the Fairbrooke De- tention Pond (Regional Type) at the Southwest Corner of Prospect and Taft Hill Road.
